Navigating NYC DOB Parapet Inspection Requirements

Keeping your building safe is a top priority, and the New York City Department of Buildings (DOB) has made parapet inspections an essential part of that responsibility. Under current regulations, owners of buildings with parapets facing a public right-of-way must have them inspected annually to help identify hazards before they become serious safety risks.

A parapet is the section of a wall that extends above the roofline. Over time, weather, age, and structural wear can cause cracks, loose masonry, or unstable components that may pose a danger to pedestrians below. Annual inspections are designed to catch these issues early and support timely maintenance.

The inspection includes a close-up examination of the parapet and any attached elements, such as guardrails or cornices connected to the parapet. After the observation, the building owner must keep a written report on file for at least six years. In most cases, the report does not need to be submitted to the DOB unless requested. However, if an unsafe condition is discovered, immediate protective measures and notification to the DOB are required.
